- 1. What does a Buyer's agent do for me?
- As an agent for the Buyer, Timberland Investment Properties will will advise you of what you might expect to pay for property that meets the criteria you set, locate properties that meet that criteria, and assist you in negotiations to obtain a suitable property at the best available price. Our agents have extensive contacts and frequently are made aware of land that can be purchased but is not on the open market.

- 2. Who pays the agent for this service?
- The Buyer becomes a client when they sign an agency agreement with Timberland Investment Properties to represent them as a Buyer's broker. They agree to pay the agent for the services described. In some cases, a seller or seller's agent will split or pay a commission with a Buyer's broker who brings a Buyer to a transaction. This is less common with larger raw land tracts than with residential real estate, where it is a common practice. Any amount that the Buyer's agent can receive from the seller or seller's agent is deducted from the fee agreed upon for services provided to the Buyer, but the Buyer/client is responsible for the agreed upon fee, or any unpaid portion of that fee.

- 3. What is the difference between a Buyer's broker and a listing agent?
- A Buyer's broker exclusively represents the interest of the Buyer. The Buyer is a client of the Buyer's broker and a prospect of listing agents. The listing agent, and any co-operating broker or subagent, exclusively represents the interests of the Seller. The Seller is a client of the listing agent. All agents are required by law to deal honestly and fairly with all parties, but have fiduciary responsibilities to their respective clients. You should only reveal confidential information relevant to your sale or purchase to the agent/broker with whom you have a signed agency agreement.
